Hello :)  Due to a high call volume we are not always able to go over this info verbally so we are posting the basics of our qualification and deposit info as it would be said by the Property Manager if she were able to take every call personally.  The info just below is for reference only and any information found on our Official Resident Qualification Criteria and Rental Application Policies Document supercedes the information written just below.  The Official Resident Qualification Criteria and Rental Application Policies Document is posted at the very bottom of this page.  


Here are the qualification and deposit basics, in the words of the Property Manager:


"They look for the gross household income to be at least 3 times the amount of rent and need documentation of income.  They look for two years of good verifiable rental history.  They check criminal, bankruptcy, foreclosure, eviction and credit and the way that it works is that all adults that would be living in the property must apply and criminal and eviction are what generally cause decline.  Other than that, if applicants meet all the criteria and have good credit/no collections then deposit usually comes back in the amount of 1 time the amount of rent and if someone has one issue like maybe one or more collections on their credit or maybe the credit is good but they don't have all of the rental history then deposit usually comes back 1 and a half times the amount of rent.  Even if applicants have more than one issue or have a previous bankruptcy or foreclosure then often they can still get approval with a 2 times deposit."

Resident Qualification Criteria and Rental Application Policies

1.  All adults, 18 years of age or older, intending to occupy the property are required to submit a complete application along with application/processing fee and any required documentation.  All fields of application must be filled in, please write "N/A" in fields that do not apply. 

2.  The application/processing fee is $40.00 per adult and must be in the form of cashier's check or money order payable to "GreenLight Residential".  The application/processing fee is non-refundable.  If the applicant/s is/are applying to rent a unit governed by a condominium or homeowner's association, the applicant may be required to submit a separate application and/or fee to the association for approval.

3.  Ideally, applicants will have a combined gross income of at least 3 times the amount of rent, 2 years of acceptable rental history and good credit.

4.  Documentation of income is required along with a copy of driver's license or identification.

5.  Any history of eviction filings is cause for rejection along with any felony conviction or unacceptable criminal record within the last 7 years.  Any applicant involved in an active bankruptcy or that is planning on filing bankruptcy will be declined.

6.  All units have a non-smoking policy.

7.  Policy allows for a maximum occupancy of two persons per bedroom based on guidance from the United States Department of Housing & Urban Development (HUD).

8.  Company policy is to report any failure to pay rent, amounts owed, and/or non-compliances with the terms of your rental agreement to a collection agency and/or the credit bureau.

9.  If your rental application is approved then there will be a lease closing cost of $50.00 to cover the cost of preparing your lease as our leases are prepared by an Attorney at Law in order to properly comply with Florida Laws.

10.  Pets are permitted with approval.  Policy allows for a maximum of 2 pets per household.  Veterinarian documentation showing the breed and that the pet is up to date on shots is required along with a current photo of the pet prior to move-in.  Due to insurance restrictions the following dog breeds are not allowed:    German Shepherd, Doberman, Pit Bull or Pit Bull mix, Staffordshire Terrier, Chow, Rottweiler, Siberian Husky, Akita, Malamute, Presa Canario and Wolf-Hybrid or any others limited by owner's policy.  There is a $100 non-refundable pet administration fee and an additional pet fee of $150.00 per pet that are required for all approved pets.  Pet Fees and Deposits are waived for medically necessary pets.

11.  Proof of insurance (FS 83.535) must be provided for any water-filled furniture.

12.  Multiple Applications - If multiple applications are received on a property then all will be processed and the final decision will be at managers/owners sole discretion and will be based on which appears to be the most qualified and will not be based on the order in which they are received.  All application fees are non-refundable. 

13.  An application reservation fee in the amount of one month's rent is required in order to hold a property for an applicant.  Applicant acknowledges that the Landlord is not obligated by receipt of a deposit or holding fee to lease to applicant.  In the event that application is approved and applicant/s fail to enter into a lease agreement by the date stipulated on this application, the applicant shall forfeit the reservation fee.  This reservation fee will be credited towards payment of the first month's rent on the first day of lease agreement.   Rent will be due for every day of the lease so if there is a mid month move in then the rent proration will be due the 2nd month as a full monthÃ??Ã?¢??s rent will be due prior to move in.

14.  Applicant/s are required to pay a security deposit prior to receiving keys/access to the property (on or before the move-in date set in lease agreement).  Security deposit will be a minimum of 1 month's rent.  We reserve the right to require a higher security deposit and/or additional prepaid rent.

15.  All funds on or prior to move in are required to be paid via ACH or cashier's check or money order, depending on the instruction of management.
